Grand Builder delivered a full fit-out of XPANCEO’s office and research centre in Dubai — a technically demanding project combining open-plan collaboration spaces, private offices, meeting rooms, a server room, and specialist laboratory environments, all within 750 sq m across Emmay Tower, Dubai Media City.

Approvals & Documentation
Grand Builder managed the full approvals process on behalf of XPANCEO — including Dubai Municipality permits, developer NOCs, and all required documentation from initial submission through to completion certificate. Our in-house approvals team ensured the project remained on schedule throughout the regulatory process.
Laboratory & Server Room Fit-Out
As part of this project, Grand Builder carried out a specialist laboratory fit-out in Dubai, designing and building research-grade lab spaces alongside a dedicated server room. Both areas were engineered to strict technical standards, with controlled environments, redundant power and cooling, and finishes suited to sensitive equipment.
Engineering Solutions
The project required bespoke MEP engineering to support XPANCEO’s technical operations. This included a dedicated server room with redundant cooling and power systems, specialist electrical distribution for research equipment, structured data cabling, and a building management system integrating HVAC, lighting, and access control across the full floor plate.
Full Fit-Out
Grand Builder executed the complete interior fit-out from bare shell — including partitioning, raised access flooring, suspended ceilings, specialist wall finishes, bespoke joinery, and all architectural finishes. The design balances XPANCEO’s innovation-driven brand identity with the functional demands of a working research environment.
Furniture & Equipment Supply
We sourced and supplied a full package of commercial furniture and specialist equipment — workstations, executive seating, meeting room furniture, laboratory benching, and custom-built reception and breakout elements — coordinated with the fit-out programme to ensure a seamless handover.
