The 700 sq m project transformed a bare shell into a sophisticated dining and bar concept, combining dramatic interior design with the technical demands of a high-volume commercial kitchen and entertainment venue.

Scope of Works
Interior Fit-Out
Grand Builder executed the complete interior fit-out from shell-and-core — including bespoke partitioning, feature ceilings, specialist wall finishes, custom joinery and millwork, decorative lighting, and high-end floor finishes. The design creates a distinctive atmospheric dining environment suited to Bluewaters Island’s premium positioning.
MEP Engineering
The project required specialist MEP design and installation to support a high-volume restaurant operation: commercial kitchen extraction and ventilation systems, three-phase electrical supply, plumbing for the bar and kitchen, and a sophisticated atmospheric lighting control system throughout the dining areas.
Furniture & Equipment Supply
Grand Builder sourced and supplied custom furniture — dining seating, bar stools, and feature furniture elements — as well as commercial kitchen and bar equipment, coordinated with the fit-out programme to meet the client’s operational opening timeline.
Approvals & Compliance
Full Dubai Municipality approvals, food establishment licensing compliance, and developer NOCs from Meraas were managed in-house by Grand Builder’s approvals team throughout the project lifecycle.
